My name is Malachi Rein and I have a B.S. in Architectural Engineering which means that I have the technical capacity to understand buildings through design, construction, and operations. I have also studied communications which I hope will help our message resonate with everyone we interact with. My work experience brings a Facilities Management/Owner’s Representative perspective as the Building Energy Exchange St. Louis Director.

So much of our work is with people, pure and simple.

We can sustain our health and planet while lowering operational costs. We can connect resources that are often desperately needed to people and communities. This work will create a lasting investment that frees up capital and creates healthier, happier lives. Ultimately, we need a continuation of the paradigm shift in the built environment to bring sustainable building principles to the hearts and habits of our society.

Our goals require buy-in from building owners and managers. Our success is built on qualified expertise from design, construction, and operations teams. We have our work cut out for us, but it is such positive, tangible, and impactful work.

Sustainability Passon:

Buildings are so much to people. At a base level they shelter us and provide a safe haven. They also serve as a place of self-expression from the small and personally important details we surround ourselves with to their place as the background fabric of our communities.

We spend our lives in and around buildings with many of our most defining memories and experiences attached to these places and the people in our lives bringing them alive.

Our buildings also have great capacity to hold us back when they impact our health and wellbeing. Difficulties in life can be made so much harder when the bills are too much or the solace of our space is broken by unforeseen events. It is a delicate balance. The good news is, we can invest in our buildings so that more of our lives exist around what we want to love and appreciate. In equal measure we can also sustain the ability for our children and beyond to live healthy and meaningful lives.

Most meaningful experience with USGBC & the built environment:

I was able to participate in a number of trainings and certificate programs that I greatly enjoyed with USGBC (U.S. Green Building Council). These provided transferrable skills and perspectives that enriched not only my professional performance, but that of those I worked with and the tasks we worked on together. My green building certificate and training programs also brought me closer to some of the staff and partners I now have the great privilege of working with in the role as our new Building Energy Exchange St. Louis Director.

What will most impact the future of green building:

Passion and community. There is a future where we don’t get the work done. That is not a future that any of us will enjoy. There are so many good, smart, and talented people in this community that, together, we can chart a path of building energy solutions that work for everyone.

Favorite LEED Project:

I had the pleasure of spending some time in the Y2E2 building at Stanford (LEED Platinum®, awaiting performance data). It felt as though they put their efforts behind their principles while maintaining the architectural form and balance of their existing aesthetic.

Favorite place in the Gateway region

The viewing platform of the Compton Hill Water Tower, which is currently closed until it can be repaired. At the top of 198 stairs, the windows provide a cross breeze and a panoramic perspective that has been static for a century and a quarter; a stone in the river of time as the water that is Saint Louis flows around it.

The Building Energy Exchange St. Louis (BE-Ex STL) is a project of USGBC-Missouri Gateway Chapter. BE-Ex STL (pronounced ‘B’ ‘X’ STL) aims to advance building energy performance by mobilizing the professional expertise, funding, and technical resources our local real estate industry needs to address affordability, improve the health and comfort of residents, and position St. Louis as a resilient and carbon neutral region. Now that this new local energy hub supporting high performing buildings is up and running, we are seeking an ambitious and passionate candidate to accelerate the growth and success of Building Energy Exchange STL.

We’re Hiring – Building Energy Exchange St. Louis Director!

USGBC-Missouri Gateway Chapter seeks qualifications for an individual to serve as the Director of the Building Energy Exchange-St. Louis. The Director will lead the design, development and operation of the Building Energy Exchange – St. Louis (BEEx-STL, formerly referred to as the St. Louis Regional Energy Hub) in order to build a transformational entity to accelerate innovation, create jobs, strengthen the economy and lead an equitable transition to a clean energy future. The Director will work in partnership with the USGBC-Missouri Gateway Chapter’s Executive Director, its board, the BEEx-STL advisory board, the City of St. Louis, partners, and the local building community to identify and overcome barriers that are holding back high performing buildings in the St. Louis region.

Sacred Heart Catholic School Shines Light on Benefits of Energy Efficiency Measures

Sacred Heart Catholic School, located in Florissant, is a K-8 school specializing in Roman Catholic Education. Last summer, an LED retrofit of the entire building was executed, which has saved the school just over $11,000 in energy costs, 113,000 kWh of energy, and 93 tons of CO2.

Bauer Equity Partners is located an eighth of a mile from the I-70 and West Florissant Avenue interchange in the City of St. Louis. Previously a dairy bottling plant, the building has undergone numerous renovations in order to reduce energy consumption, improve access and reduce stormwater runoff. Since the solar panel and white roof installation, the building has realized a 66% reduction of electric consumption.

City of Clayton – Bonhomme and Brentwood Parking Garages have both undergone major renovations to reduce overall energy consumption. From lighting improvements to solar panels, these two buildings are seeing significant savings. The Bonhomme Garage saves $3,000 per month and the Brentwood Garage saves $22,000 a year. Parkway Schools’ portfolio consists of more than 34 buildings and 3.3 million square feet. In 2017, Parkway School District improved energy performance by 11% from a 2015 baseline, making progress towards a goal of 20% by 2025. Energy savings were achieved by implementing outdoor LED lighting retrofits and dimming controls across all properties. 600 Washington

600 Washington, is a 25-story office building. Formerly known as One City Center, it is a 375,000 square foot office building with a variety of tenants, including several large legal and accounting firms. Read the full case study

Clayco has been using ENERGY STAR Portfolio Manager to benchmark their St. Louis office since 2007. Using this tool gave them a baseline, as well as the motivation to raise their score. As a result of energy saving strategies and building improvements that they have implemented since 2007, their ENERGY STAR score has more than doubled. Read the full case study

Unigroup

UniGroup is a $1.7 billion transportation and relocation services company with headquarters in suburban St. Louis. UniGroup has embraced sustainability as a smart way to achieve cost savings. The company’s Director of Corporate Responsibility and Sustainability led the charge to monitor energy usage, enabling the company to identify issues and resolve them quickly. As a result, they achieved the coveted ENERGY STAR certification. The company took full advantage of utility rebate programs to maximize the return on investments in energy-related projects. What is Benchmarking?

Benchmarking is the process of tracking your building’s energy and/or water use and comparing your performance to similar buildings and to past performance. Benchmarking is the first step in determining how to conserve resources, reduce operating costs, and reduce environmental impacts.

ENERGY STAR Portfolio Manager is a free and secure online tool that tracks energy and water consumption, as well as greenhouse gas emissions. Any building can use ENERGY STAR Portfolio Manager to understand their energy, water, and waste performance – schools, governments, congregations, businesses and retail stores.

About the City of St. Louis’s Building Energy Awareness Ordinance

On January 27, 2017, the City of St. Louis Board of Aldermen unanimously passed an energy benchmarking ordinance that requires municipal, institutional, commercial and multifamily residential buildings whose square footage is equal to or greater than 50,000 to track and report their energy and water usage annually to the City’s Building Division.

Privately owned buildings are required to benchmark and submit data by May 1 of each year using the free, online tool ENERGY STAR Portfolio Manager. Full details about the Building Energy Awareness Ordinance are available at www.stlbenchmarking.com.

Preserving the Past for a Sustainable Future

Congratulations to the Missouri Historical Society and their partners on their efforts towards a more sustainable future.

The newly renovated Soldiers Memorial Military Museum now boasts a LEED Gold certification. Additionally, the Missouri Historical Society is striving to make the building’s day to day operations as green as possible in the pursuit of TRUE (Total Resource Use & Efficiency) Zero Waste Certification.

USGBC-MGC and City of St. Louis Release Energy Efficiency Checklist

Energy Efficiency Checklist 7.26.19_Page_1Together, the USGBC-Missouri Gateway Chapter and the City of St. Louis have partnered to release an Energy Efficiency Checklist.

The checklist outlines numerous opportunities to save energy, including no-cost operational changes, low-cost improvements, medium cost measures, measures to consider at replacement or renovation, and trainings and certification opportunities for building staff. The checklist also outlines resources to use when searching for a contractor, funding resources, and opportunities for recognition.

2019 GPRO Operations + Maintenance Essentials Training

2019 GPRO O+M Training FlyerEfficient operations and smart maintenance in buildings not only reduce operating costs by 20-50%, but increase occupancy rates and tenant satisfaction. Green Professional Building Skills Training (GPRO) Operations + Maintenance Essentials is a two day course that provides building professionals with strategies to improve efficiency, comfort, and health in our existing buildings. Participants leave with at least three immediately actionable measures and the next steps needed to achieve them.

This course is ideal for property managers and building staff in multifamily residential and commercial buildings, including: building superintendents, operators, facility and property managers, operating engineers and stationary engineers.

USGBC-MGC is the local delivery partner for this Green Building Professional Skills (GPRO) Training in partnership with Urban Green (NYC Chapter) who developed the training in partnership with the local building trades.

Continuing Education Hours: 12 GBCI CE Hours and 12 AIA/CES LU

Cost: $300 for USGBC-Missouri Gateway Members / $350 for non-members – includes course materials, breakfast & lunch both days, and certificate exam
